The Homebuyer Access grant is $10,000 from Wells Fargo that goes entirely to the down payment and is never repaid. It only works with a Wells Fargo fixed-rate conventional loan on a primary residence. A buyer qualifies by living in an eligible area or by buying in one, and the Texas areas listed are Austin, Dallas, Fort Worth and surrounding communities. A separate Wells Fargo credit, Dream. Plan. Home., can add up to $5,000 toward one-time closing costs for buyers at or below 80% of area median income.

Wells Fargo has no public address lookup. Eligibility starts with its online questionnaire or a call to 1-866-383-5345.
Wells Fargo conventional application
There is no separate grant application. The grant rides on a Wells Fargo fixed-rate conventional loan application.
Home search and contract
The buyer shops with the loan type already set. Primary residence only, and Wells Fargo REO homes are excluded.
Underwriting confirms the grant
Wells Fargo confirms grant eligibility in underwriting, based on income limits for the property's location.
Closing
The full $10,000 is applied to the down payment. If the buyer also qualifies, Dream. Plan. Home. applies up to $5,000 to one-time closing costs.
Tax season
Wells Fargo reports the grant on Form 1099-MISC, and it may be taxable income.
Example: a $350,000 home with 3% down

The part nobody explains.
Eligibility works two ways: living in an eligible area or buying in one. A renter who lives in Dallas or Fort Worth may qualify through residence, which matters when the target home sits outside the listed areas.
The full $10,000 must go to the down payment. It cannot be redirected to closing costs or a rate buydown, which is why Dream. Plan. Home. exists as the closing cost piece.
The grant is reported on Form 1099-MISC. A buyer who plans for that at tax time avoids a surprise in April.
On a 3% down conventional loan, the grant covers the full down payment up to a price of about $333,333 ($10,000 divided by 3%). Above that, 3% is more than $10,000 and the buyer covers the difference.
