Rate first.Then the rest.
The Chase Homebuyer Grant is $2,500 or $5,000 in eligible census tracts, and it follows a set order: rate, then fees, then down payment. This page explains that order, the loans it works with, and the outdated number still floating around online.
Our comparative assessment: cash saved 40%, ease 25%, speed 15%, fewer strings 20%. Full rankings
Chase gives $2,500 or $5,000 to buyers of a primary residence in eligible census tracts. The money first lowers the interest rate, then pays Chase fees or other fees, and any remainder can go to the down payment on applicable loans. It works with Chase DreaMaker (3% down), Standard Agency, FHA and VA loans. Chase's own Homebuyer Assistance Finder shows whether an address falls in an eligible area.
Who qualifies.
- Home in an eligible census tract (Chase's Homebuyer Assistance Finder checks this)
- Primary residence
- Financing with a Chase DreaMaker, Standard Agency, FHA or VA loan
- DreaMaker: income limits apply (amounts not published)
- DreaMaker: homebuyer education if all occupying borrowers are first-time buyers
How it works.
Address check
The Homebuyer Assistance Finder on Chase's page shows whether a property is in an eligible area.
Loan choice
The grant pairs with DreaMaker, Standard Agency, FHA or VA. DreaMaker allows 3% down with flexible credit guidelines.
Application with Chase
Chase reviews income, credit and the property, and confirms the grant tier.
Grant applied in order
The grant first lowers the interest rate, then covers Chase fees or other fees. Any remainder can go to the down payment on applicable loans.
Closing
Chase's closing guarantee, as stated on its current page, promises an on-time closing in as soon as three weeks for eligible products, or $5,000.
Example: a $300,000 home with DreaMaker
Example only. $300,000 x 3% = $9,000. The grant goes to the rate first, then fees, then the down payment, so the buyer's share lands between $4,000 ($9,000 minus $5,000) and $9,000. How much of the $5,000 reaches the down payment depends on how much goes to the rate and fees first, which Chase sets for each loan. If none of it reaches the down payment, the buyer brings the full $9,000 plus remaining costs. Rates, taxes, insurance and closing costs vary.

What works
- Works with FHA and VA, not only conventional
- Never repaid
- Lowering the rate first helps every monthly payment
- Public address finder on Chase's page
- Closing guarantee on eligible products
What it costs you
- Only in eligible census tracts
- The buyer does not choose the order; the grant goes to the rate first
- Tied to Chase as the lender
- DreaMaker income limits are not published
The part nobody explains.
Many websites still cite an older $7,500 tier. The current Chase page lists $2,500 or $5,000.
Because the grant lowers the rate before anything else, it works more like a permanent payment reducer than down payment cash. That changes how it compares with grants that go straight to the down payment.
Eligibility is by census tract, so two homes a few streets apart can land on different sides of the line.
Unlike bank grants limited to conventional loans, this one pairs with FHA and VA, which opens it to buyers with lower down payments or VA benefits.
