No down.No closing costs.
NACA removes the down payment, closing costs, mortgage insurance and the credit score from the equation. The trade is time, paperwork and lifelong commitments. This page lays out both sides.
Our comparative assessment: cash saved 40%, ease 25%, speed 15%, fewer strings 20%. Full rankings
The NACA Best in America Mortgage has no down payment, no closing costs, no fees and no mortgage insurance. NACA does not use a credit score; it reviews the credit bureau data itself. The process runs through a workshop, counseling and documentation, and many members become NACA Qualified in about 3 months, usually no more than 6. In exchange, the buyer must own no other property at closing, occupy the home for the life of the loan and complete 5 NACA actions per year.
Who qualifies.
- Owns no other property at closing.
- Occupies the home for the life of the loan.
- NACA membership: $36 per household per year, with 5 NACA actions per year.
- Priority members: income under 100% of the area (MSA) median can buy anywhere.
- Income at or above the MSA median: the home must be in a census tract below 100% of the MSA median.
- No credit score requirement. NACA reviews the credit bureau data itself.
How it works.
Homebuyer Workshop
About a 4-hour workshop, in person or online. It is free.
Member Portal
Membership is $36 per household per year. Documents and budget go into the NACA Member Portal.
Intake with a counselor
About a 2-hour intake session. Counseling is free, and NACA reviews the credit bureau data instead of using a score.
Become NACA Qualified
Many members reach NACA Qualified in about 3 months, usually no more than 6. Home shopping comes after this step.
Find the home and close
No down payment and no closing costs. The settlement agent still collects prepaid taxes and insurance. The credit report fee is refunded by the lender at closing.
Example: buying down the rate on a $300,000 loan
Example only. Rates are NACA's published APRs as of October 9, 2026 and change. On 30 and 20-year loans, 1.5% of the loan permanently cuts the rate by 0.25%; on 15-year loans, 1% does. Buy-down money can come from the member, the seller or grants. Prepaid taxes and insurance are still collected at closing and vary.
The packet includes the NACA workshop and office details, the priority rules, a document checklist for the Member Portal and how NACA compares with FHA for your situation.
What works
- No down payment, no closing costs, no fees and no mortgage insurance.
- No credit score is used; NACA reviews the bureau data itself.
- Priority rates as of October 9, 2026: 6.625% on 30-year, 6.125% on 20 and 15-year (APR).
- Permanent rate buy-down, funded by the member, the seller or grants.
- Workshop and counseling are free; membership is $36 per household per year.
What it costs you
- Time: many members take about 3 months to become NACA Qualified, usually no more than 6, before shopping for a home.
- Paperwork: a workshop, an intake session and full documentation through the Member Portal.
- The home must be occupied for the life of the loan. It cannot become a rental later.
- 5 NACA actions per year are required.
- No other property can be owned at closing.
- Non-priority rates are a full point higher: 7.625% on 30-year as of October 9, 2026.
The part nobody explains.
Priority status is worth a full point. As of October 9, 2026, priority members paid 6.625% on a 30-year loan; non-priority members paid 7.625%.
Income at or above the area median does not disqualify a buyer. It limits where they can buy: a census tract below 100% of the MSA median.
The buy-down is permanent, and the money can come from the seller. On a $300,000 30-year loan, $4,500 cuts the rate by 0.25% for the life of the loan.
"No closing costs" still means prepaid taxes and insurance are collected by the settlement agent. Buyers still need cash for those.
NACA has a Dallas office at 5787 South Hampton Rd, Suite 115, Dallas, TX 75232 (972-283-1171), and the workshop can also be taken online.
