Section 01"The 30-second version"Texava / Frisco TX

The City of Frisco Down Payment Assistance Program is for households where at least one adult has worked full time for the City of Frisco or Frisco ISD for 6 months or more. It provides up to $10,000 as a forgivable loan. Combined household income must be at or below $150,212 (the limit varies by household size), and the price cap is $563,500. Buyers complete an 8-hour HUD class plus 1 hour of counseling.

Section 02"Who qualifies and how it works"Texava / Frisco TX

Who qualifies.

  • At least one adult employed full time by the City of Frisco or Frisco ISD
  • That employment has lasted 6 months or more
  • Combined household income at or below $150,212 (varies by household size)
  • Purchase price at or below $563,500
  • 8-hour HUD homebuyer class plus 1-hour counseling session

How it works.

Employment check

The household confirms at least one adult has 6+ months of full-time employment with the City of Frisco or Frisco ISD.

Class and counseling

The buyer completes the 8-hour HUD class and a 1-hour counseling session.

Lender pre-approval

The first mortgage pre-approval sets the price range under the $563,500 cap and confirms the income math.

Application with the City

The City of Frisco reviews employment, income and the property.

Closing

Up to $10,000 closes as a forgivable loan alongside the first mortgage.

Section 03"The real numbers"Texava / Frisco TX

Example: a $450,000 home with 3% down

Home price$450,000
Price cap$563,500
Down payment at 3%$13,500
Frisco assistance (max)$10,000
Down payment left for the buyer$3,500
Household income limit (varies by size)$150,212

Example only. $450,000 x 3% = $13,500. If the full $10,000 goes to the down payment, the buyer brings $3,500 plus closing costs and prepaids. The loan type and how the assistance is applied are confirmed by the lender and the City. Rates, taxes, insurance and closing costs vary.

Section 04"Pros and cons"Texava / Frisco TX

What works

  • Forgivable assistance up to $10,000
  • Income limit reaches $150,212, depending on household size
  • $563,500 price cap, the same as the 2026 FHA one-unit limit for the DFW counties
  • Covers both City of Frisco and Frisco ISD employees

What it costs you

  • Only for City of Frisco or Frisco ISD full-time employees
  • Requires 6+ months on the job
  • 9 hours of class and counseling before closing
  • Income limit varies by household size, so $150,212 is not the limit for every household
Section 05"What most agents never explain"Texava / Frisco TX

The part nobody explains.

i.

Frisco ISD teachers may also qualify for Homes for Texas Heroes, which covers public school educators (classroom teachers, teacher aides, librarians, counselors and nurses). The two programs may stack; the lender confirms it on a specific loan.

ii.

City of Frisco police officers, firefighters and EMS personnel may also fit the Homes for Texas Heroes profession list.

iii.

Only one adult in the household has to be the qualifying employee, but the income test counts the combined household.

iv.

Not every Frisco ISD employee is a Heroes profession. Administrative and other non-listed roles can still use the Frisco program but not the Heroes side.
